Ways of Shopping for the Best Mortgage Deal

Due to the current recession lenders are no longer offering great deals to potential homeowners in an effort to entice them to apply for a mortgage.

The lending criteria have become tighter and there are fewer mortgages being approved. That doesn’t mean that you should shy away from applying for a mortgage if you find a home that you want to purchase. Interest rates are the lowest they have ever been and house prices have taken a dramatic plunge, which means that taking out a mortgage at the present time is a wise financial decision.

It wasn’t very long ago that you could simply make a phone call and drop into the bank to sign the forms in order to take out a mortgage. Times have changed, which means that if you are looking to borrow money to buy a home, then you have to do some research to make sure you meet the lending requirements. Lenders are now, more than ever before, very cognizant of the crisis in the workforce and will look at the possibility that you may lose your job, even if you don’t think this will happen.

According to experts in the financial markets, there are three main steps that potential borrowers should follow when they are applying for a mortgage.

Present yourself to the lender in a positive light. This means making sure that you are a registered voter and that you do have a permanent address. Bring documentation with you to attest to your address, such as a bill or statement that has been addressed to you at this location. Lenders will check this out to make sure everything is legal and that you have given correct information

Your credit report should not contain any negative items, such as missed or late payments and certainly not have any judgements against you or a charge of bankruptcy. Obtain a copy of your credit report to ensure that all the information it contains about you is correct and current. If not, then you need to take steps to have the inaccuracies corrected as soon as possible.

If you do not have a credit rating, this is almost as bad as having a very poor credit rating. Apply for a credit card, even if it is for a low amount, and use it to make purchases. Make your payments on time. Paying off the balance in full when you receive your credit card statement may be good financial advice, but when it comes to establishing a credit rating, it can act against you because it doesn’t show up on your credit report.

Know how much money you need to borrow. If you want to take out a mortgage, then you should check the real estate market and find a house that you would like to buy. By using free mortgage calculators online, you can do the Math and have a good idea of how much the monthly payment will be and the length of term you want to have for the mortgage. When you meet with the lender, asking for bi-weekly payments will show that you have done your homework and know some of the ways of saving money on the loan.

Take advantage of the Internet to find lenders with the best rates and terms for cheap mortgages. This does not take a lot of time, but is worth the effort when you find lenders with lower interest rates. You can also avail of the use of a mortgage broker to help you find the best lender for your individual circumstances.
